APPLICANTS
An application must be completed for each occupant 18 years of age or older. All persons occupying the property need to be identified in the application. All applicants are required to present valid government-issued identification i.e. driver’s license. An application does not constitute a lease agreement. Falsification of any information on an application may result in an automatic denial. In which case, the property owners may retain all deposits and fees paid.
A non-refundable $20 application fee must be paid before an application will be processed.
RENTAL CRITERIA
The following may be revised or updated at the landlord’s discretion. Meeting these criteria do not constitute a guarantee for lease by the landlord.
Applications:

Number of occupants:
No more than two (2) occupants allowed per bedroom. An occupant is defined as anyone two (2) years or older. No more than one (1) vehicle per bedroom will be allowed. Boats and trailers are not allowed without the Landlord’s written approval.
Income:
The tenant(s) combined gross monthly income must be equal to or greater than three (3) times the rent. Income documentation will be required in the form of recent consecutive pay stubs, recent bank statements, or both. In the case of self-employed renters, tax returns may be required. Eligible income sources include grants, scholarships, child support, pensions, GI Benefits, disability, trust funds, social security, and savings accounts. Unemployment is not considered eligible income.
Employment:
We require proof of twelve (12) consecutive months of employment. Exceptions may be considered based on an additional deposit and/or guarantor.
Landlord reference:
We require a reference for at least the previous six (6) months from a landlord that verifies you do not have excessive late payment history with them and that you did not write NSF checks. We would also like verification that no significant damage was done to the property. Applicants with no previous rental history may be considered with an additional deposit and/or guarantor.
Credit:
We will pull a credit report for each applicant over 18 years of age or older. We will work with credit problems and/or no-credit situations, however an additional deposit or guarantor may be required. We may ask you to explain the circumstances regarding negative items on your report. We do not count medical collections against you.
Criminal Background:
A criminal background check will be completed for each applicant. You will be turned down if you have been convicted of a felony, have a drug conviction of any kind in the previous two years, or if you are a registered sex offender. Applications will also be turned down if any occupant has been convicted of a crime that created a threat to a property or the manufacture or distribution of a controlled substance.
Guarantor:
In some cases, a guarantor will be required. Only one guarantor per household. A guarantor must submit an application and $20 non-refundable application fee. A guarantor is subject to the above rental criteria and should have an income of five (5) times the monthly rent. A guarantor is required to sign and be held financially responsible to the terms outlined in the lease.
Insurance:
Residents are required to carry a minimum of $100,000 property loss and personal liability insurance coverage. In addition, we require that you identify The Manors at Lake Kiowa as a “Party of Interest” or “Additional Insured” on the renter’s liability insurance policy. Proof of this coverage is required at all times. Waterbeds are not allowed.
Approvals & Payments:
Once an application is approved, the applicant has 48 hours from notification to sign the lease, pay the security deposit, and pay the first month's rent (or prorated rent if moving in after the first of the month). If the approved applicant requires more than 10 days to move in after being approved, a holding fee may be required to reserve the unit. This fee will be determined on a case-by-case basis.
Pet Policy:
Pets will be allowed on a case-by-case basis. There is a two-pet maximum per unit. Pets that are allowed will be small to medium-sized and must be non-violent. No pets over 50 lbs. will be allowed. All dogs must be at least 1 year of age. There will be a $300 non-refundable pet fee due at the time of deposit (per pet). Additionally, there will be a $25/month fee (per pet). No aquariums over 20 gallons should be allowed.

Before submitting application:
All of the above factors are given consideration and will be evaluated as quickly as possible once a complete application is submitted and application fee is received.

I acknowledge that I had the opportunity to review the property’s rental criteria, which includes reasons why my application may be denied, such as criminal history, credit history, current income, and rental history. I understand that if I do not meet the property’s rental selection criteria or if I fail to answer any question or give false information, the property may reject the application, retain all application fees, and administrative fees.
FAQS
How much is a Security Deposit?
Our security deposit will be equal to one month’s rent. In some cases, an increased security deposit will be required to mitigate issues with any of the rental criteria mentioned. Keep in mind - this Security Deposit is refundable so as long as things are well-kept during your time with us, you are eligible to have it refunded.
When is my rent due?
Rent is due on the 1st day of the month. If rent is not received by 5:00pm on the 3rd day of the month, it is deemed late and a fee of $50 will be assessed at that time, with each additional day late accruing a fee of $25 per day.
How can I make my rent payment?
Residents can submit payments via our Tenant Portal found on The Manors at Lake Kiowa website.
How long are your leases?
Potential tenants will have the option for a 12-month lease and a 24-month lease; with a discounted rate for those signing a 24-month lease.
Does my rent payment include utilities?
Your rent does not cover any utility bills. However, billings related to water and waste will appear on your monthly statement from The Manors at Lake Kiowa but separately from your actual rent. Your other utilities such as electricity, internet, tv, etc. will be set up with those specific providers who will bill you independently of The Manors at Lake Kiowa.
Do I need Renter’s Insurance to live at the Manors at Lake Kiowa?
Yes, we do require each tenant to carry a minimum of $100,000 property loss and personal liability insurance coverage; and have The Manors at Lake Kiowa as a “Party of Interest” or “Additional Insured” on the renter’s liability policy.
Can I bring my pet with me?
Yes, you can. Please see the requirements related to pets in the rental criteria. There is an non-refundable pet fee of $300 due up front and a recurring pet fee of $25/month.
What appliances are in the unit & what will I need to bring?
Each unit includes an electric stove top, oven, side-by-side refrigerator/freezer, dishwasher, and microwave. The only thing missing is a washer & dryer. Now, we do have hookups if you bring your own. If you don’t have a washer & dryer, let us know & we can give you an option to lease.
What is the parking situation?
Each bedroom will come with a covered parking spot. One spot for one-bedroom units and two spots for two-bedroom units. There is no additional cost for parking as these are included in the rental rate. If additional parking space is needed, please contact the property manager as extra spaces may be available for lease.
